Description Job Summary We are seeking a dynamic and customer-focused Leasing Agent to join our team in Sacramento, CA. The Leasing Agent will be responsible for marketing and leasing residential properties, providing exceptional customer service to prospective and current residents, and ensuring a seamless leasing process. The ideal candidate is a proactive, organized professional with strong sales skills, knowledge of the Sacramento rental market, and familiarity with California landlord-tenant laws. Key Responsibilities + Property Marketing: Promote available rental units through online platforms (e.g., Zillow, Apartments.com, Craigslist), social media, and community outreach to attract prospective tenants. + Lead Generation & Follow-Up: Respond promptly to inquiries via phone, email, and in-person, scheduling and conducting property tours to showcase units. + Tenant Screening: Review rental applications, verify income, conduct credit and background checks, and ensure compliance with fair housing laws. + Lease Execution: Prepare and explain lease agreements, ensuring all terms comply with California and Sacramento-specific regulations, and collect security deposits and rent payments. + Customer Service: Address prospective and current tenant inquiries, resolve concerns, and maintain positive relationships to enhance tenant retention. + Market Analysis: Stay informed about Sacramento's rental market trends, including competitive pricing, demand, and neighborhood desirability, to effectively position properties. + Administrative Tasks: Maintain accurate leasing records, update property management software, and coordinate with maintenance teams for unit turnovers. + Compliance: Ensure all leasing activities adhere to California landlord-tenant laws, Sacramento housing ordinances, and federal Fair Housing Act regulations. Qualifications + High school diploma or equivalent; associate's or bachelor's degree in business, real estate, or related field preferred. + California Real Estate License preferred but not required (depending on property management structure). + Minimum of 1-2 years of experience in leasing, real estate, sales, or customer service. + Valid California driver's license and reliable transportation for conducting property tours. + Availability to work weekends and evenings as needed to accommodate prospective tenant schedules. Requirements Required Proficiencies + Customer Service: Exceptional interpersonal skills to build rapport with diverse clientele and handle tenant concerns professionally. + Local Market Knowledge: Familiarity with Sacramento's neighborhoods (e.g., Midtown, East Sacramento, Natomas), rental price trends, and desirable property features. + California Landlord-Tenant Laws: In-depth understanding of state regulations, including rent control (e.g., AB 1482), security deposit rules, and eviction processes. + Sacramento Housing Regulations: Knowledge of local ordinances, such as Sacramento's Tenant Protection Act and rental inspection requirements. + Fair Housing Compliance: Proficiency in federal and state fair housing laws to ensure non-discriminatory practices in tenant selection and interactions. + Property Management Software: Experience with tools like AppFolio, Yardi, or Buildium for managing listings, applications, and tenant records. + Marketing & Social Media: Ability to create compelling property listings and leverage platforms like Instagram, Facebook, and X to attract tenants. + Financial Acumen: Basic understanding of budgeting, rent collection, and financial reporting to support property performance goals. + Time Management: Strong organizational skills to juggle multiple leasing inquiries, tours, and administrative tasks efficiently. + Communication Skills: Excellent verbal and written communication for drafting leases, responding to inquiries, and coordinating with property teams. + Tech Proficiency: Comfort with Microsoft Office, Google Suite, and CRM systems to manage leasing workflows and documentation.
